Foreclosure King!!!!!!!!!!!!! Call me at 402 813-3355 for your free list of Foreclosures Or email me at stephencolburn@yahoo.com Now is the perfect time to list your home for sale. Spring time is the best time to absorb the highest price for your home. Market Activity is at its highest during the next 4 months. The housing market is very strong and the tax credit being available until April 30th will give you the best opportunity to capitalize on selling your home. The Worker, Homeownership, and Business Assistance Act of 2009 have extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify. For sales occurring after November 6, 2009, the Act establishes income limits of $125,000 for single taxpayers and $225,000 for married couples filing joint returns. The income limits for sales occurring on or after January 1, 2009 and on or before November 6, 2009, are $75,000 for single taxpayers and $150,000 for married taxpayers filing joint returns. Rules for current homeowners As mentioned above, it would also allow current homeowners to get in the game by offering them $6500 if they have been in their current house for at least 5 years. “The current credit prevents home buyers who have owned a primary residence within the past three years from claiming the credit. The agreement, however, would allow current homeowners to claim up to $6,500 as long as the property they are vacating has been their primary residence for at least five years.” If you are a current homeowner looking to get in on the $6500, it would likely have an effective date of December 1st, 2009. Income restrictions As with the first round of the credit, it is not open to higher-income earners. It is open to higher earners than the first round (originally it was $75,000/single and $150,000/joint). Single filers making more than $125,000 and married couples making $225,000 or more aren’t eligible either. And if you have been eye-balling a million dollar house, that isn’t eligible either. “Homes that cost more than $800,000 aren’t eligible for the credit.” Keeping the neighborhoods market values up and in updated condition are the highest of my priorities. If you know anyone buying or selling in our community, let me know and I will work hard for them. Enclosed is a market report that includes a brief summary of the active, pending, and sold listings in our neighborhood for the last 6 months if you need a detailed market analysis just give me a call on my cell phone I always answer my phone. Also if you’re brave enough to sell on your own I have some for sale by owner packets with purchase agreements, and seller property disclosures just call. I provide all of these things complimentary. The reason I do this is you never know when someone will refer you, if you help them out now, in the future. Steve Colburn 13340 California Street Omaha, NE 68154 (402) 813-3355 |
